      When working with a rental/buyer lead should one pre-qualify 51 questions over the phone before meeting the client?

      Or is it best to setup a meeting at the office and pre-qualify in person?

      It is always best to meet the prospect in person, however it is not always possible. Specially with renters you want to be very clear about the client’s needs and expectations. So when possible meet the client in the office otherwise pre-qualify the person over the phone.

      Remember to make sure you know the answer to the 5 key Pre-qualifying questions before even sending the first property via email. UNDER NO CIRCUMSTANCES show properties without knowing the WHAT, WHERE, WHY, WHEN AND HOW MUCH questions.

      What prospecting advice would you give a new agent for growing a database working with rentals?
      Watching the Jay Parker interview he mentions to work with rentals. What would be a good prospecting technique for working with rentals when you are positioning yourself as a new agent in a building?

      In my office they advise you to cold call expired listings, go door knocking, and host open houses as forms of prospecting. A majority of buildings including mine don’t allow open houses. I know cold calling is a thing of the past.

      What would you recommend?

      When I interviewed Jay Parker (go to this link for the interview (http://goo.gl/lkU8as) he mentioned that working with rentals is not profitable but a great way to get to know the market and build a list and I agree with the statement. He said “to me a renter is a buyer and a landlord is a seller”

      Working with renter is just one way of building your list and getting new clients. Another way is to create specific content for the people in that building (your market) and then create a marketing campaign as we explain in our coaching program in order to get their e-mail and position yourself as the expert of choice. It is the fastest, cheapest and most effective way to grow your list and get new clients.
