Hi Orlando and TMO members,
I would like to send a mailer to the building where I live in Brickell. The actual mailer is a nice overview of Miami market statistics (created by my brokerage), and the call to action will be to text in for a free building report which I create. The building report will automatically and instantly forward to the lead when they text in a phrase (i.e. CONDOS) to a five-digit text code. I can then send people information in the future via text message or by calling, no worry of fake leads as with email addresses, etc. Thoughts?

Joe the copy on the postcard is critical if you want your clients to take action. The text message is a good strategy. Again the key is the “hook” your “offer” . The title must be compelling. It shouldn’t be “Free Building Report” everybody offers that. Work on your copy as much as you work on getting the client.

Orlando, in following the guide to create content in a community, the basic statistics are average $/SF and average $. If within the community there are different homes, ie Condos and fee simple townhomes, or 3/2.5 and 2/2.5 homes, should the breakdown be general or by type and size? Compare all 3/2 and all 2/2’s then have a general global comparison? Compare among condos, then among townhomes? What should be the rule of thumb?

Hi Robert, good question. The more specific the better you can help your clients. So break it down into homes, town homes, 2 and 3 bedrooms. Imagine how impressed you client will be if you talk to him in those terms?

When providing content on a blog, do you think it’s preferable to give the good, bad and the ugly of a particular market (i.e. decreasing prices/values, longer days on market, etc.), or focus on the positives?

Also, remember that our job is to guide our clients to the right person, I suggest you put your client in contact with an accountant or lawyer capable of dealing with this matter. If you don’t have one I can recommend 1 or 2

Kirsten this is a great site https://www.narrpr.com/ I use it a lot. Set aside about 1 hour to really get to know the site, it is a very powerful tool for you and your clients.

I have a number of products/materials I would like to create for my target markets. What would you recommend as the best place/software to create and publish an e-book? I’m already a published author in a number of legal journals, but those don’t really have much to do with real estate. Is there anyway I can play that up in my marketing materials or on my website?

The key component is to create the right content for your target audience. Once you have the content is just a matter of putting it in the right format. I find elance.com a very good place to find quality freelancers than can create a very good design and e-book for you.
Chris, are your legal articles related to real estate?

No, they are not. They deal more with different aspects of employment and contract law.

Then if the articles are not related to real estate you should not post them in your site or use them for your emails
