    The database (list) should consist of 5 types of people:

    1. Friends and Family
    2. Past Clients
    3. Potential Clients
    4. Connectors
    5. Real Estate Agents

    If your client’s primary language is Spanish you should create content in Spanish only. Remember, concentrate in one market at a time.

    Maria, that is a very common question. You must first work on your must probable client instead of the ideal client. The more experience you get the more your will be able to move to higher target and ideal client. It comes with experience, time and knowledge. You will get there if you continue working hard. However we must concentrate in making money to make sure we build a solid business and the way we accomplish that is by working with the most probable client.

    The key component is to create the right content for your target audience. Once you have the content is just a matter of putting it in the right format. I find elance.com a very good place to find quality freelancers than can create a very good design and e-book for you.

    You should always have your own websites, the advantages are many.

    1. You can customize your site to fit your own needs
    2. You can customize your site to fit the needs of your clients (Not everybody has the same clients, therefore, not every site should the same)
    3. You never know what might happen in the future, you might have a better opportunity with another company, move to a different state or simple want to go on your own, you want to make the transition as easy as possible, having your site hosted by your broker is not the ideal way to build what of the most important aspects in your business.

    Great question. There are many CRM’s in the market, and most are very good, they are also very complex and the learning curve is long.

    If you have the time and money to invest you can start with Top Producer 8i. You will find good and bad review, it takes time to learn. If you want a more sophisticated, also more expensive system you can go with infusionsoft.

    If you want something easy, cheap and effective todoledo.com + mailchimp should be enough for a while. We can help you learn how to use todoledo and maichimp during our 1-1 coaching sessions, we can talk about it during our next meeting.

    Most of us have a todo list or Calendar for our daily activities, both personal and professional. Once you create your list invest about 5-7 minutes identifying 1. What you can delegate
    2. What you can eliminate from your list

    I used a very simple software call todoledo.com it syncs with my phone and desktop and allows me to sort the important things and delete the ones that are not important.

    The internet can be a great source to get you started, however the best, fastest and most effective way is to ask the lawyer you refer your closing to, they also work with accountants if you don’t have one already ,and the financing questions can be answered by any banker or mortgage broker.

    It is a great idea to interview them for about 10-12 minutes and let them know that you will give them credit and put their website and information in your website where you are posting the article about the related topic, usually they are very cooperative and willing to help.

    It is also a great way to develop a professional relationship with these key connectors.

    The association of realtors also provides some classes about law and financing, call the association to see what they are offering at this moment.
